London Housing Affordability Reaches Six-Year High, Reports Real Estate CEO Nick Millican

The average London property price is now just 13 times higher than average local earnings, down from a ratio of 15 in 2016, reveals the real estate agent. While improved affordability is a positive trend, Millican notes that mortgage rates remain high after doubling since 2012.
However, buyer demand is strong, up 21% in London. Supply has also grown 22% year-over-year, giving buyers more choice. Nick Millican observes that interest is consistent across London, signaling a potential wider market recovery after years of underperformance versus other areas of the UK.
But he cautions sellers to price realistically, as London is still a buyer’s market. With more listings and higher demand, real estate agent and asset management expert Nick Millican foresees sales volumes rising after hitting an 11-year low in 2023. However, rising prices are unlikely in the short term. Millican advises sellers to understand today’s challenging dynamics to succeed in the current market.
